STEP TWO
The purpose of us having a conversation is to discuss the following:
(a) whether now is the right time for you to apply
for a mortgage;
(b) what lender would best suit your circumstances;
(c) what loan structure is the most appropriate;
(d) to answers any questions that you may have such
as how much your repayments would be, what are the interest rates, fees
and features of a particular mortgage and what documents would be required
to submit an application.
STEP THREE
If you decided that you wanted to progress, the next step would be for
us to arrange an appointment to go over your options in more detail. I
am accredited with around 30 banks and other lenders and so would go through
the various lenders that I believe represent the good value for you. This
can take around an hour.
Unless the applicant needs an approval quickly, I don’t ask people
to make a decision about which mortgage they want at this first meeting.
This initial appointment is an information session for your benefit. If
you did not want to proceed there is no obligation to do so at this or
any other point.
STEP FOUR
Once you have had some time to think through your options and you have
decided to proceed with an application we would then meet and complete
an application. I will have prepared a list of documents that need to
have been copied so that the application can proceed. These mainly relate
to verifying your income and establishing your deposit.
STEP FIVE
I then submit the loan application to the bank. Accompanying the application
is a professionally prepared Loan Summary which is a discussion of the
key points of the application and why I believe the loan should be approved.
This is a key document.
STEP SIX
The lender will then approve the loan application and then send the loan
documents to you. At that point you may want to contact me to go over
the loan documents with you to fully explain everything. In some cases
it is important that you also review the documents with your solicitor.
After you sign the documents and return them to the bank settlement of
the loan will take place shortly after.
STEP SEVEN
This is only the beginning of the relationship. It is critical that you
understand how to get the most out of your mortgage as it is an important
part of your life. I am always available for you to call whenever there
is a change in your circumstances and you need to adjust your loan structure.
Even if you have a fairly basic question about your mortgage I am happy
to discuss it with you.
BACKGROUND OF JOHN RUDDICK HOME LOANS
John Ruddick is a Full Member – Independent Operator
of the Mortgage Industry Association of Australia (MIAA).
John Ruddick previously worked for one of Australia's leading non-bank
lenders - Wizard Mortgage Corporation. In early 2002 John joined
Australian Finance Group (AFG) who are Australia's largest network
of mortgage brokers. In 2004 John won the AFG award for most amount of settlements in New South Wales for an Independent Operator.
John has completed a Diploma in Mortgage Lending from the Securities
Institute. He studied history at the University of Sydney and was completing a law degree in 1996 when he was offered a role as an advisor in Parliament House, Canberra , where he worked for the next few years.
